Tinney Waters is a family-friendly campsite in the heart of Devon. For those who are looking for a pet friendly fishing break, we are the perfect location. Tinney Waters is a short drive from Holsworthy at Pyworthy and is a 5 acres site that offers 3 fishing lakes and 3 static caravans.
Our caravans have a homely feel and have all been fully refurbished, ensuring a comfortable stay is had by all. In addition to our 3 caravans, we also have a pair of holiday cottages available, ideal for those who want a home away from home.
Our accommodation comprises of the following:
Taw – The newest addition, this is a brand new 4 berth fishing lodge with a double room, twin room, shower room, kitchen facilities, TV, electric fire & Wi-Fi internet access.
Tamar & Torridge – Our 6 berth homes, these have been newly refurbished and each includes a double room, two small twin rooms, private bathroom, kitchen facilities, TV and Wi-Fi internet access.
Littlecot – A cosy cottage, perfect for a solo traveller or a couple. It includes a king-size bedroom with en suite wet room, open plan living room/kitchen, private garden and Wi-Fi internet access. A bonus with this cottage is that it is dog friendly and has a private hot tub.
Stable Cottage – This has undergone a full refurbishment. It offers comfortable and well-appointed accommodation and now sleeps up to 4 people, with its new second bedroom. Amenities include; master bedroom with king-size bed, second room with twin beds, en suite WC, Wi-Fi internet access and private garden. Just like Littlecot, this cottage is dog friendly and has a private hot tub.
The lakes at Tinney Waters are popular with keen anglers all year round. We have the following lakes on site:
Top Lake – This is well stocked with tench and has a good head of rudd, golden rudd, perch and “skimmer” bream. This lake is ideal for beginners.
Middle Lake – Containing most of the species we stock at Tinney Waters, some of the larger carp can be found in this lake alongside some large bream.
Bottom Lake – A very secluded lake and the furthest one from the accommodation. A good sport can be had here with some decent sized, very strong fighting carp.

Holsworthy is a 10-minute drive and has been described as the traditional market town of Devon. It still boasts a thriving cattle market. On each Wednesday, there is the popular Pannier Market in the busy Market Square. This is the hub of rural life in the little town. In addition, there is a Women’s Institute Market also held every Wednesday. The Holsworthy market and fair charters are believed to date from the 12th Century. St Peter’s Fair week is held in early July each year. The main event of the week is the crowning of the Pretty Maid. A variety of small shops cluster around the square, and there are several inns, cafés and tea rooms nearby.
